RE: Accessory Structure located at 227 E. Riverview Dr., Blair, NE 68008
Dear Mr. and Mrs. Boeka,
During a recent review of property in the area of Riverview Drive, we noticed an accessory structure has been
constructed at the above location, which appears to be larger than 120 sq. feet. Our records do not indicate that
a building permit was obtained for construction of this structure, which according to the city's GIS aerial
photos; was constructed sometime between 2008 and 2010.
Blair's Zoning Ordinance requires a 5' rear and side yard setback for all accessory structures that are
permanently attached to the ground or are larger than 120 sq. ft (see attached regulations). This means there
must be a minimum of 5' between the property line and the foundation of any accessory building, structure or
support. If this accessory structure is larger than 120 sq. ft. or is permanently attached to the ground, this
structure may need to be relocated so as to be 5' from the rear and side property lines. A building permit must
also be obtained. A plot plan drawing indicating your side and rear setback distance will be required as part of
this application, if necessary.
