Notice is hereby given that public hearings will be held before the City of Blair Planning
Commission on Tuesday, June 2, 2015 at 7:00 p.m. in the City Council Chambers, Blair City
Hall, 218 South 16 ffi Street in Blair, Nebraska.
Public Hearings will be held and recommendation made on the following items:
1. Ordinance amending the City of Blair Zoning Regulations Section 1103.02(3)(D) Size
Limitations, as requested by an application for amendment to the Zoning Regulations
submitted by Gary & Karen Bates, 7521 North Terrace Trl, Blair, Nebraska, to add "1)
In RRE Districts on lots of at least 5 acres, the maximum combined total square footage
of all accessory buildings shall not exceed six thousand (6,000) square feet."
2. Conditional Use Permit application submitted by David Heer, 8837 Co Rd 37, Blair,
NE, to convert a Two family dwelling to a Multi - Family dwelling on East 29.4' of Lot
4, All of Lot 3 & Part of Vacated Street, Block 7, Blair City, Washington County,
Nebraska (13 27 Park St.) for five (5) years.
3. Replat application submitted by 3 801 Harney, LLC, 484 Branched Oak Rd, Davey,
NE, 68336, for a replat of Lot 83, Deerfield Addition and Lots 1 -4, Deerfield Replat 2,
into Lots 79 -86, Deerfield Replat 2, all in City of Blair, Washington County, Nebraska.
The Mayor and City Council will also hold a separate public hearing on this application on
Tuesday, June 9, 2015 at 7:00 p.m. in the City Council Chambers.
All interested parties will be given the opportunity to be heard.

COUNCIL MEMBERWOLFF INTRODUCED THE FOLLOWING ORDINANCE:
AN ORDINANCE AMENDING THE CITY OF BLAIR ZONING REGULATIONS, ARTICLE
11, SECTION 1103.02(3)(D) ACCESSORY BUILDINGS AND USES AMENDING (3) (D)
ADDING MAXIMUM SIZE INCREASED FROM (3,200) SQ. FT. TO (6,000) SQ. FT.;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH, PROVIDING WHEN THIS
ORDINANCE SHALL BE IN FORCE AND EFFECT AND PROVIDING FOR
PUBLICATION OF THIS ORDINANCE IN PAMPHLET FORM.
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF
BLAIR, NEBRASKA:
SECTION 1 That Article 11, Section 1103.02(3)(D) Accessory Buildings and Uses of
the Blair Zoning Regulations of Blair, Nebraska is hereby amended as follows, to wit:
D) For lots of at least 5 acres, the maximum combined total square footage of all
accessory buildings shall not exceed thirty -two hundred (3,200) square feet.
1) In RRE District on lots of at least 5 acres, the maximum combined total
square footage of all accessory buildings shall not exceed six thousand
(6,000) square feet.
SECTION 2 All ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 3 This ordinance shall be in full force and effect from and following the
passage and publication hereof as required by law and providing for publication of this ordinance
in pamphlet form.
