AN ORDINANCE AMENDING SECTION 1110 OF THE COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF BLAIR, NEBRASKA, REDUCING THE PERCENTAGE REQUIREMENT FOR ADJUSTMENTS TO FRONT, REAR AND SIDE YARD REQUIREMENTS TO 30% OF FRONT FOOTAGE; REPEALING ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH, AND PROVIDING WHEN THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT. BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF BLAIR, NEBRASKA, AS FOLLOWS: SECTION 1. Subsection (1) of Section 1110 ADJUSTMENTS TO FRONT, REAR, AND SIDE YARD REQUIREMENTS of the Comprehensive Zoning Ordinance of the City of Blair is hereby amended as follows, to -wit: "1. Wherefi5rtthiM (30) percent or more of the frontage on one (1) side of a street between two (2) intersecting streets is developed with buildings that have observed, with a variation of five (5) feet or less, a front yard. greater in depth than herein required, new buildings shall be erected closer to the street than the front yard so established by the existing buildings. 0 a. Where a building is to be erected on a parcel of land that is within one hundred (100) feet of existing buildings on both sides, the minimum front yard shall be a line drawn between the two (2) closest front corners of the adjacent buildings on the two (2) sides, or b. Where a building is to be erected on a parcel of land that is within one hundred (100) feet of an existing building on one (1) side only, such building may be erected as close to the street as the existing adjacent building." SECTION 2. All ordinances or parts of ordinances in conflict herewith are hereby repealed. SECTION 3. This ordinance shall be in full force and effect from and following the passage and publication hereof as required by law. The Mayor and City Council will also hold a separate public hearing on this Ordinance on Tuesday, August 10, 1999, at 7:00 o'clock P.M. in the City Council Chambers.
