Grantor for itself, its successors and assigns, covenants with Grantee, its successors and assigns, that the Property is free from all encumbrances made by Grantor, and that Grantor, its successors and assigns shall WARRANT AND DEFEND same unto the said Grantee, its successors and assigns, against every person whomsoever lawfully claiming by, through or under Grantor, or any present affiliate of Grantor, but against none other but with full right of substitution and subrogation against all former owners of the Property. This conveyance, however, is made subject to any and all valid and subsisting restrictions, easements, rights of way, reservations, laws and ordinances of municipal and /or other governmental authorities, conditions and covenants, if any, applicable to and enforceable against the Property filed for record or reserved herein.
