Dear Ms. Plugge.
In response to your request, I would like to outline my
company's plans for relocation to the Blair area.
My company specializes in the formulation, manufacturing
and sales of specialty liquid animal feeds for the livestock
industry. This business is currently located in Missouri
Valley, Iowa with the majority of our existing customers base
being located in eastern Nebraska. Additionally, over the
past several years, our company has expanded its current
marketing base by shipping agricultural products to the Asian
market. These international sales have previously exceeded
1.5 million dollars and are presently increasing at a rate
of approximately 150 -2000 over our existing base.
This new growth has dictated that we must upgrade and
relocate our plant to a larger and more suitable location to
better serve our needs. Presently, we are searching for a
building site that consists of one and one -half to three
acres of industrial land. It is essential that this site
have close access to city water, sewer, and three phase
electrical power.
It has come to my attention that the City of Blair currently
owns a sm al, tract of land designated as "TRACT A" part of
Tax Lot lying in the SW 1/4 SW 1/4 of Section 7, Township
18 North, Range 12 East of the 6th P.M., Washington County,
Nebraska. This site, with some minor landscaping, would
probably suit the needs of my company as the location for our
new 70x100' facility. My company would like to make an offer
of $4500.00 peracre for this 2.56 acre tract for the purpose
of building our new facility and relocating our present
business.
This agreement made this day of _ ,
199 , by and between the city of Blair, Nebraska, a Municipal
Corporation, hereinafter referred to as "Seller," and
Nutriyet, Incorporated , hereinafter referred to as
"Buyer . "
WITNESSETH:
Seller agrees to sell and convey to the Buyer by Quit claim
Deed, free and clear of all encumbrances except easements and
restrictions of record, the following described real estate, to
wit:
Tax Lot 242, Section 7, Township 18 North, Range 12 East of
the 6th P.M., Washington County, Nebraska.
and said Buyer agrees to purchase said property on the following
terms and conditions, to -wit:
The purchase price therefore is agreed to be the sum of
$ 11,520 r which said sum shall be payable in cash upon
execution of this agreement. Closing of the transaction shall
be on or before forty -five (45) days following passage of an
ordinance by the City of Blair approving the sale herein.
It is agreed the deed referred to herein shall include a
covenant and the Buyer hereby agrees the real estate described
herein shall be appended to the adjacent real estate owned by the
Buyer, and the above described real estate and adjacent real
estate owned by the Buyer shall not be transferred and assigned
except in a simultaneous transaction to the same grantee or
grantees.
It is understood and agreed by and between the parties
hereto that Buyer shah receive possession of the premises upon
Closing.
The Buyer shall pay all real estate taxes levied against the
property following closing of this transaction.
In the event the Buyer requests, Seller shall provide to the
Buyer a title insurance commitment to said premises showing good
and marketable fee simple title in it for conveyance to said
Buyer. The cost of such title insurance shall be paid solely by
the Buyer.
This agreement executed the date first aforesaid shall be
binding upon the assigns and successors of all parties hereto.

AN ORDINANCE PROVIDING FOR THE SALE OF A TRACT OF LAND DESCRIBED
AS TAX LOT 242, SECTION 7, TOWNSHIP 18 NORTH, RANGE 12 EAST OF
THE 6TH P.M., WASHINGTON COUNTY, NEBRASKA, REPEALING ALL ORDI-
NANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH, AND PROVIDING
WHEN THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF
BLAIR, NEBRASKA.
SECTION 1. That the real estate described as Tax Lot 242,
Section 7, Township 18 North, Range 12 East of the 6th P.M.,
Washington County, Nebraska, is hereby sold and should be con-
veyed by the City of Blair, Nebraska, to Nutrivet, Incorporated.
SECTION 2. That the consideration to be paid for such real
estate is the sum of $11,520.00 payable in cash upon closing.
The conveyance shall be pursuant to the terms and conditions of
an Agreement on file with the City Clerk.
SECTION 3. That the Mayor and City Clerk of the City of
Blair, Nebraska, are hereby authorized and directed to execute
any and all necessary documents to effectuate such conveyance.
SECTION 4. All ordinances or parts of ordinances in con-
flict herewith are hereby repealed.
SECTION 5. Th ordinance shall b „n full force and affect
from and following the passage and publication hereof as required
by law.

of Blair. In the event of such remonstrance, the purchase price
shall be returned to the Buyer. Under no other circumstance
shall the Buyer be entitled to a refund of the purchase price.
This agreement executed the date first aforesaid shall be
binding upon the assigns and successors of all parties hereto.
