876 S 17th St.tif CITY Of I)LAIQ_ April 15, 2013 Clint Short 876 S 17" St Blair, NE 68008 Dear Mr. Short, This letter is to acknowledge your previous letter, undated but marked "Exhibit A" and attached hereto, and to inform you regarding what uses and activities current City of Blair Zoning Regulations ( "Regulations ") will allow at 876 S 17 th Street. The zoning at 876 S 17 th Street is RM — Residential Medium Density. The primary use in this district is "Single- family dwellings." "Home occupations," which are restricted to specific criteria, are allowed if a Conditional Use Permit is granted by the City Council. The following uses are deemed not to be home occupations and, therefore, may be conducted without the necessity of obtaining a Conditional Use Permit for a home occupation: (1) Businesses where there are no "on site" transactions. (2) Businesses to the extent that book or paper work and telephone transactions occur on the premises, there is no fabrication or production of goods or services on the premises, and storage of inventory or equipment is limited to a maximum of 100 square feet. (3) Businesses where activities are limited strictly to telephone transactions. As long as the business activity at this address only involves website sales, no "on site" transactions occur, and no firearms which are for sale are kept at this location, a Conditional Use Permit is not required. City of Blair Zoning Regulations do not allow you to exceed these limitations without first applying for and being granted a Conditional Use Permit. Sincerely, Phil Green Assistant City Administrator 218 South 16th Street • Blair, Nebraska 68008 • 402 - 426 -4191 • Fax 402 - 426 -4195 • E-mail cilyofblalr @ci.blalr.ne.us To all concerned, My name is Clint Short and I have recently applied for a Federal Firearms License. The nature of the license is to buy and sell firearms. Currently my registered business is my home located at 876 S. 17 Street in Blair, Nebraska 68008. 1 have a website where I have multiple products listed for sale such as camping and hunting gear to survival food and knives. Once I have the Federal Firearms License I will be adding firearms to my site as well. Per our conversations over the past week, let this letter confirm that I will not be making any face to face firearms transfers at my home, so that I may comply with the city of Blair and its regulations pertaining to a home based business. Respectfully, Clint Short
