BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF
BLAIR, NEBRASKA:
SECTION 1. That the Zoning Regulations of the City of Blair were amended by
Ordinance 2168 on July 14, 2009 adding Section 1006 SMI Special Mixed Use Industrial
District allowing for the creation of overlay districts intended to accommodate unique land use
and other distinctive characteristics of the older established light industrial areas in Blair. The
SMI district, used in combination with the base A /ML — Agricultural /Light Industrial and
Manufacturing District, allows variations in permitted uses and site development regulations that
are adapted to the needs of this special area.
SECTION 2. That Exhibit "A" attached hereto and duly included herein by reference
adopts Zoning Map SMI- 201201, outlining the properties eligible for the SMI overlay district by
Conditional Use Permit.
SECTION 3. Be it further ordained by the Mayor and City Council of the City of Blair
that the official zoning map of the City of Blair should be changed to reflect the SMI overlay
district used in combination with the base A /ML Agricultural /Light Industrial and Manufacturing
District as established hereby.
SECTION 4. All ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 5. This ordinance shall be in full force and effect from and after its passage,
approval and publication as provided by law.
