Occupancy Class: F -2: Factory Industrial Low Hazard Occupancy (Sect. 306.3)
This occupancy classification is consistent with "F2 —Low Hazard Occupancy" used when the existing
fermentation building was first constructed under the 1997 Uniform Building Code in 1999. The following
code criteria were noted on the architectural cover sheet of the original construction drawings dated 4 -07-
1999:
• All work to be done in accordance with 1997 Uniform Building Code, OSHA latest edition, all
applicable local codes and ordinances.
• Occupancy: Use Group "F -2" — Low Hazard Occupancy
• Construction Type: Type II — Non — protected
• Allowable Floor Areas: 36,000 sf. /floor
• Allowable Heights: 55' with variances granted for main building and high bay
• Travel Distance: 300' for non - sprinklered building
Per section 307.1 High Hazard Group H — Exception 5, Closed piping containing flammable or
combustible liquids or gases utilized for the operation of machinery or equipment shall not be classified in
Group H, but shall be classified in the occupancy that they most nearly resemble.

Based on Type II B Construction (existing and proposed construction type):
F -2: Height limitation — 3 story (55' /story), Area limitation — 23,000 sf
Per section 503.1.1: Special industrial occupancies. Buildings and structures
designed to house special industrial processes that require large areas and
unusual building heights to accommodate crane ways or special machinery and
equipment including, among others, rolling mills; structural metal fabrication
shops and foundries; or the production and distribution of electric, gas or steam
power, shall be exempt from the building height and area limitation of Table
503.
Since the existing fermentation structure and the proposed fermentation addition are used to house
fermentation and evaporation processes and is a normally unoccupied equipment enclosure as opposed to
an occupied building, we believe that the structure could be categorized as a special industrial occupancy in
accordance with Section 503. 1.1 and should be exempted from the height and area limitation of Table
503.
