This is to advise you that the zoning and use of the above - captioned premises is
governed by the laws and regulations of the City of Blair, Nebraska. The Premises in
question has been zoned for Commercial Retail under CCB (Central Business District).
The aforesaid zoning does allow single family residential dwellings uses as an Exception
thus requiring a Conditional Use Permit be granted from the City of Blair.
Under the current Blair Zoning Regulations, the premises and the improvements
thereon are not a permitted use. If the premises is destroyed or damaged by acts of god
51% or more, a Conditional Use Permit would need to be applied for and granted from
the Blair City Council to continue the use of this property as a residential dwelling.
