As I informed you in person on July 22, 2008, you have rented commercial space at 328 N. 16 Street
to Bradley Swartwood who has opened "Ahead of the Curve Salon" without proper permits.
This property is currently zoned A /ML (Agricultural /Light Industrial and Manufacturing). As you might
remember, as owner of the building and previously discussed with you, you and /or a tenant are required to
obtain a Conditional Use Permit prior to any business occupying this building due to the fact it is located
within 500' of a residential zoning district. Therefore, this business is currently in violation of the zoning
ordinance as it is not a permitted use in the A /ML zoning district.
Please contact City Hall at your earliest convenience to obtain the necessary paperwork to apply for a
conditional use permit requesting the Planning Commission and City Council allow this type of business in the
A /ML zoning district.

Washington County Heating and Air Conditioning Inc. is now in operation at 1440 State
Street, Blair, NE (formerly a Kermeen Company). We are a sales and service company
employing three full time and one part time employees. Our business hours are Monday thru
Friday 8:OOam to 5:OOpm.
We install and service residential and commercial heating and cooling equipment and
also do residential and commercial duct cleaning.
Our company vehicles include: 2002 Dodge Van
2000 Ford Van
2000 Chevy Pickup
2003 Ford Pickup
Outdoor storage will be limited to a 2 wheel trailer and a dumpster. Two of the vehicles are
stored in and at the shop, the other two are driven home each day.
