Dear Mr. Johnson:
There is an accessory structure located on your property, 715 S. 10th Street, Blair,
Nebraska, that is in violation of the City of Blair's Zoning Regulation, Section 1103.
There are only two accessory structures allowed per lot. FEMA has also indicated
that your shed is in the FEMA floodplain without a valid floodplain permit.
On February 10, 2022, the City of Blair extended you an opportunity to remove the
structure or obtain a building permit and add that structure to the existing shed
that is not in the A Zone. You indicated you needed additional time to comply, in
which the City of Blair extended the deadline to April 6, 2022. To date, no action
was taken by you to cure the zoning violation.
Please remove the shed or obtain the building permit to add the non -complying
structure to the existing shed which is not in the A Zone no later than April 25,
2022. Failure to comply will result in court action against you for the non-

Dear Mr. Johnson,
Feb. 10, 2022
Per our phone conversation last week, the shed you added to the above property is in violation of Blair's
Zoning Regulation Section 1103 that allows only two accessory structures per lot. In addition, this shed
you added in is the FEMA floodplain without a floodplain permit. It was FEMA that brought the addition
of the shed to our attention.
You have two options: Remove the accessory structure from the property or obtain a building permit
and add it the one existing shed that is not in the A zone. Please review the attached map.
Please remove this violation within 30 days from receipt of this letter. Failure to comply could result in a
misdemeanor charge with a fine of $100 per each day of the existing violation.
