COUNCIL MEMBER WOLFF INTRODUCED THE FOLLOWING ORDINANCE:
AN ORDINANCE REZONING THE GENERAL AREA WEST OF NEW TENTH STREET
EXTENDED SOUTH OF WILBUR STREET OWNED BY THE CITY OF BLAIR
GENERALLY DESCRIBED AS A TRACT OF LAND LOCATED IN TAX LOTS 249, 250
AND 158 IN SECTION 13, TOWNSHIP 18 NORTH, RANGE 11 EAST OF THE 6TH P.M.,
WASHINGTON COUNTY, NEBRASKA FROM OPD — OFFICE PARK DISTRICT TO A/ML
— AGRICULTURAL/INDUSTRIAL AND MANUFACTURING DISTRICTS; REPEALING
ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH AND
PROVIDING WHEN THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT AND
ORDERING THE ORDINANCE PUBLISHED IN PAMPHLET FORM.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF BLAIR,
NEBRASKA,
SECTION 1. That the Zoning Regulations of the City of Blair be amended to change the
zoning designation of real estate in Washington County, Nebraska further described as follows:
A tract of land located in Tax Lots 249, 250 and 158, in Section 13, Township 18 north, Range 11
east of the 6th Principal Meridian, Washington County, Nebraska, more particularly described as
follows: Beginning at the center of Section 13, said center also being the northeast corner of Tax
Lot 185, said center also being the northwest comer of Tax Lot 226, said center also being the
southeast corner of Tax Lot 158; thence S87042'38"W (assumed bearing) along the south line of
said Tax Lot 158, said line also being the north line of said Tax Lot 185, a distance of 293.26 feet,
to the southwest corner of said Tax Lot 158, said corner also being the southeast corner of Tax Lot
230; thence N04018' 52"W along the west line of said Tax Lot 158, said line also being the east
line of Tax Lot 230, a distance of 190.68 feet, to the northeast comer of said Tax Lot 230, said
corner also being the southeast corner of Tax Lot 179; thence N06°27'51 "W, a distance of 800.80
feet; thence N32057' 10"W, a distance of 349.97 feet, to a point on the north line of said Tax Lot
249, said point also being on the south right-of-way line of Wilbur Street; thence N87°42'31 "E
along said north line of Tax Lot 249, said line also being said south right-of-way line of Wilbur
Street, a distance of 568.64 feet, to the northeast comer of said Tax Lot 249, said corner also being
the west corner of said Tax Lot 250; thence S02020'24"E, a distance of 723.90 feet; thence
southeast on a curve to the left, having a radius of 320.00 feet, a curve length of 171.68 feet, and
whose long chord bears S17042'35"E, a distance of 169.63 feet; thence S33004'46"E, a distance of
412.15 feet; thence southeast on a curve to the right, having a radius of 3 80.00 feet, a curve length
of 89.50 feet, and whose long chord bears S26019'55 "E, a distance of 89.30 feet, to a point on the
south line of said Tax Lot 250; thence S87039' 52"W along said south line of Tax Lot 250, said
line also being the north line of said Tax Lot 226, a distance of 324.94 feet, to the point of
beginning. Said tract of land contains 574,050 square feet, or 13.18 acres, more or less, from OPD
— Office Park District to A/ML — Agricultural/Industrial and Manufacturing Districts.
SECTION 2. Be if further ordained by the Mayor and City Council of the City of Blair
that the official zoning maps of the City of Blair should be changed to reflect the zoning as
established hereby.
SECTION 3. All ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 4. This ordinance shall be in full force and effect from and following the
passage and publication hereof as required by law.
