Dear Mr. Brown:
I received your letter of April 8, 1996, regarding the cemetery
lots in the Blair Cemetery. Since your attorney advised you of a
quit claim deed or quiet title action, I assume he explained the
problem with the chain of title when there has never been a
transfer from the original owner or through his estate. Although
it does not perfect title, generally people have been filing quit
claim deeds signed by all of the known heirs of the purchaser or
all of the known individuals which may claim an interest in the
lots. Generally, it is not economically feasible to do a quiet
title action and, therefore, the nonperfect but less expense quit
claim deed method is generally used.
If your attorney has any questions with reference to the prepara-
tion of that deed, please do not hesitate to have him contact me.

Dear Mr. Nelson:
Blair Cemetery Superintendent Pat Long was to have
delivered to you on April 5 information regarding my request
to have lots in Block 96, Lot 8 transferred from the name
of the purchaser, Frederick Woltje (deceased),to me. Mr.
Woltje was my grandfather. He purchased and fully paid
for the 12 lots in 1937.
The last of the Woltje children was my mother, Katherine
M. Brown, and she was buried in grave Number 7 on September
12, 1995. My father, Caryl D. Brown and myself both wish
to be buried there and are concerned that the title to the
lots be changed from the Woltje family name to the Brown
family name.
My attorney, William A. Lynch of Omaha, has advised
me that this should be a simple enough matter to remedy
via quit claim or quiet title procedure.
Please advise me as to how you wish to address this
matter. I appreciate your timely attention to my inquiry.
