2000-09-21BOARD OF ADJUSTMENT Meeting of September 21, 2000 Chairman Doug Cook called the Blair Board of Adjustment to order at 12:05 p.m. Members present were Doug Cook, Dave Bohling, Lee Suhr, Paul Buckingham and Randy Lock. Members absent: Jeff Bryan. Others present were City Attorney Samson. Motion by Buckingham, second by Kros to approve the minutes of the August 24, 2000, meeting as presented to members. All members present voted Aye. Chairman Cook declared the motion carried. Harold Ortmeier, 1519 Butler Street, was present to answer questions regarding his request for a variance to the rear yard setback. He stated he would like to expand the existing garage (24 x 30) by adding a 6 x 24 addition to the rear. This would require that on the rear setback he would only be 3' as opposed to the required setback of 5'. He stated if the variance was not granted there would be a jog in the building line of the new addition. He indicated that construction of the addition at the 3' setback line as opposed to 5' would enhance the look of the garage and make is structurally more sound. This addition would be used as a hobby shop. He stressed that this addition would not protrude closer to the property line than any of the other structures along the alley. Discussion was held regarding the setback requirements at the time of existing garage construction, age of the existing garage, structures on surrounding property, aesthetics of garage and possible limitations that could be placed on the garage if the variance was granted. Clair and Nancy Kneifl, 1545 Butler Street, spoke in favor of Mr. Ortmeier being allowed to construct the garage within 3' of the property line. Motion by Bohling, second by Suhr to grant a variance reducing the rear yard setback from 5' to 3' for construction of a 6' x 24' addition to an existing detached garage on Lot 7 and the W25' of Lot 6 in Block 5, Prairie Park Addition, Blair, Washington County, Nebraska submitted by Harold A. and Betty Ortmeier, 1519 Butler Street based on the finding of fact that construction of the garage at the required 5' from the property line would detrimentally affect the looks of the building and decrease the property value. Members present voting Aye: Suhr, Bohling, Lock and Buckingham. Members present voting Nay: Cook. Chairman Cook declared the motion carried. There were no communications from the floor.
