2000-06-22The Blair Board of Adjustment was called to order at 12:00 Noon by Chairman Doug Cook. Members present were Doug Cook, Dave Bohling, Jeff Bryan, Bernie Kros and Randy Lock. Others present were City Attorney Samson, City Administrator Storm and Assistant Administrator Hiller. Members absent were: Paul Buckingham. Motion by Lock, second by Bryan to approve the minutes of the April 26, 2000, meeting as presented to members. All members present voted Aye. Chairman Cook declared the motion carried. The Board of Adjustment met to consider an application submitted by Gerold E. Gautier, 12494 Rose Drive, Blair for a 13'6' variance to the front yard setback and a 45' variance to the side yard setback to allow for the construction of a garage and addition to the existing house on that part of the NE'/ of Section 26, Township 18N, Range 11 E of the 6t" P.M., Washington County, Nebraska. Gerald Gautier addressed the Board with information regarding the reasons for his request. He indicated he wanted to build an addition on the southeast corner of his house that would include a basement with a pool; and a garage addition to the southwest side of his house for vehicle and boat storage. He noted that due to the proximity of the natural drainage course for the flow of water from the Country Estates Trailer Park property, he was unable to construct the house addition directly off the East Side of his house. Discussion was held regarding future expansion of Highway 133 and the affects of the highway widening on this property, current required setbacks, drainage on properly, location of storm shelter on trailer park property, and alternatives to moving the addition to the northeast. City Administrator Storm reviewed the board's responsibility when reviewing a variance request. He also noted it would take four (4) votes to pass the variance. He also reviewed pictures taken at the location. Motion by Kros, second by Bohling to grant a 13'6" variance on the front yard setback due to drainage and to grant a 12' variance on the side yard setback for the west setback to be not less than 38'. Board members present voting Aye: Lock, Bryan, Bohling and Kros. Board members present voting Nay: Cook. Chairman Cook declared the motion carried. There were no communications from the floor.
