The purpose of the analysis was to determine the impacts of the proposed expanded development of the site. The proposed redevelopment includes construction of buildings, parking lots, and roads around the site, the equivalent of developing the shown area into fully -built -out industrial site. The location of the proposed redevelopment is illustrated in the attached Site Plan. A pond is proposed for the site, at the outlet of the proposed site, southwest of the proposed development. The existing, prior to April 2015, and proposed site plan are shown in the attached plan set. The pond is proposed in order to limit proposed peak runoff rates at the discharge point for the site to or below existing conditions peak runoff rates and avoid adversely impacting downstream neighbors or overloading downstream drainage systems. The pond is proposed for immediate construction. The HydroCAD hydrologic model was used as the basis for the modeling. The existing and proposed conditions are shown in the attached Site Plan. Hydrologic parameters were computed for the watershed, based on existing, prior to April 2015, and proposed land use, topography, and the USDA-NRCS soils map for the subwatersheds. Results of the analyses are included in Tables 2, 3, and 4 below.
