As discussed, Ordinance 1766 requires all single family dwellings constructed within the corporate limits of the City of Blair or within the zoning jurisdictional limits of the municipality shall have roof eaves of not less than twelve inches (12 ). Therefore, construction of eaves will be required on your home. Enclosed you will find a copy of this ordinance. Harmon, This letter is written to express our concerns over the layout of your house, garage and _driveway .undergoing construction at the site_of Lot 35, Arbor Heights subdivision , Blair, NE. We understand that you will be paving to within 3 feet of your south lot line to accommodate aside-opening 3-caz garage. Our house is on the lot adjoining to the south. Your side car arrangement will necessitate paving from the street clear to the back edge of our houses and leaves several concerns. You only have about 20 feet between your gazage entry and the south edge of your drive to negotiate a turn into or out of the garage stall closest to the street. You only have about 17 feet at the stall farthest from the street. We don't believe that you will find this acceptable once you have lived with it . As an engineer, I believe that you need a driveway width providing an inside turning radius of at least 16 feet plus a reasonable width such as 12 feet for a total of 28 feet at a minimum. This is illustrated in the attachment taken from a landscaping publication. I'm sure there aze many other reference sources that would agree. Your situation does not provide these minimums and even more room would be desirable. We are fearful of the day when you determine, too late, that the arrangement is unacceptable and seek permission to pave the remaining 3 feet right up to the lot line, an action to which we are opposed. 2. We are concerned about cars backing onto our lawn when you discover you need more room to negotiate access to your gazage. 3. We are concerned about snow removal from your driveway ending up in our driveway or piled up against the side of our house, causing rotting of the siding. 4. We are concerned about a future basketball hoop at the south side of your driveway or other activities adjacent to our house resulting in the north wall of our house becoming a backstop to bouncing balls, etc. In short, it is apparent to us that your garage and driveway layout are unsuitable for the lot upon which you are building. We're sure that the styling of this arrangement is very appealing to you, and, in the right environment, would be very attractive. However, in this case we do not view it as a very "neighbor-friendly" design. All of these problems would be solved with a 3-car garage that opened to the street. While we fully intend to be polite and respectful neighbors regazdless of the outcome, and anticipate the same from you, we feel obligated to state these concerns now, prior to some future attempts to rectify your design problems. In addition, it appears that your builder intends to place two posts in your garage to support the roof beam. If this is true, we think you are going to be very unhappy with that arrangement. We would recommend that, for a few hundred dollars the builder could put in a large enough beam to eliminate the need for the posts. We're surprised that any builder today would not have considered this option. Please consider this not to be an intent of unfriendliness on our part but merely an honest attempt to head off what we see to be inevitable problems and confrontations. Because only the front axle of a car actually turns, a driveway curve must be at least one th ri da veway with width of a car.
